Terms of Service
The rules that apply when you park with us. By creating an account or parking a vehicle at Ruiz Parking, you agree to these terms.

The Service
Ruiz Parking operates a fenced, lit, 24/7 automated-gate truck parking lot at 4535 Brass Way, Dallas, TX 75236. Customers reserve a space on a monthly basis and access the lot using a gate code supplied by Ruiz Parking. SMS delivery is available for customers who opt in during account setup.
Account Requirements
You must be at least 18 years old and legally able to enter into a contract. You are responsible for keeping your account credentials secure and for all activity under your account. Provide accurate truck information; incorrect details may prevent gate access or result in account suspension.
Billing & Auto-Renewal
- Monthly billing — rates are charged monthly on the date you first sign up.
- Auto-renewal — your plan renews automatically each month. Your card on file is charged on the anchor day.
- Pricing — current pricing is shown on our homepage. We will notify you by email or, if you have opted in, SMS at least 14 days before any price change.
- Failed payments — if a payment fails, we will retry and notify you by email or, if you have opted in, SMS. Access may be suspended until the balance is resolved.
- Refunds — monthly charges are non-refundable, except where required by law.
Cancellation
You can cancel at any time from your account. Cancellation takes effect at the end of the current billing period; you keep access until then. After cancellation, remove your vehicle from the lot by the end of the paid period to avoid further charges or tow-at-owner-expense fees.
Gate Access
If you opt in to Ruiz Parking SMS Notifications, gate access codes may be delivered by SMS to the phone number on your account. If you do not want SMS, call us at (214) 649-9419 to arrange account setup and gate help another way. Codes are for the account holder only; sharing codes with third parties is grounds for suspension. If you lose phone access or change numbers, contact us immediately so we can reissue credentials.
Rules of the Lot
- Park only in your assigned space or in the truck class you have paid for.
- No loading, unloading, or transfer of hazardous materials on the premises.
- No repairs or mechanical work on vehicles.
- No overnight living, camping, or storage of personal belongings outside the vehicle.
- Obey speed limits and posted signs inside the lot.
- Do not prop the gate, hold it open, or follow another vehicle through.
Liability
Ruiz Parking provides a parking space. We are not a bailee, and we are not responsible for theft, vandalism, or damage to your vehicle or its contents. Use of the lot is at your own risk. Carry your own insurance. Cameras record gate activity for security purposes, but do not cover every inch of the lot and are not a substitute for insurance.
To the extent allowed by law, our total liability to you under these terms is limited to the amount you paid us in the three months before the claim arose.
Suspension & Termination
We may suspend or terminate accounts for unpaid balances, violation of the rules above, or conduct that threatens the safety of other customers or the facility. We will give notice and a chance to cure when reasonable.
Governing Law
These terms are governed by the laws of the State of Texas. Any dispute will be resolved in the state or federal courts located in Dallas County, Texas.
Changes
If we update these terms, we will update the Last updated date at the top and, for material changes, notify you by email or, if you have opted in, SMS before they take effect. Continued use of the service after changes means you accept the new terms.
